PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update all the 2012 references.

SITE PLAN:

1. Show the mast height on the electrical riser providing 8’ clearance above the Garage roof, E3604.2.1. Check with TEP for feasibility.
2. TEP may require the service panel location for the property at the closest building to the service transformer. A service line change or a new meter location must be coordinated with TEP for approval. Consider an underground feeder from a new metered service panel to the more distant dwelling.

FOUNDATION PLANS:

1. Show the garage floor direction of slope, R309.1. This requires a design with level concrete stems around the perimeter of a sloping floor.

STRUCTURAL PLANS:

1. Show braced wall panel compliance for (narrow) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4.
2. Provide a complete roof framing plan showing beams and rafters sized with appropriate load carrying capacity for the added components, R801.2.
3. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1).

ELECTRICAL PLANS:

1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5.
2. Garage Receptacle Location: a 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9.
3. Show a wall switch controlled light at doorways of an attached garage, E3903.3.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear setbacks are six feet or 2/3 the height of the proposed wall, measured from the property line, whichever is greater. Based on a wall height of 13’-8”, the required setback to the north property line is 9’-1”; proposed is 5’-6”.

Based on a wall height of 13’-8,” the required setback to the west property line is 9’-1”; proposed is 3’-0”.

Design Development Option (DDO) approval is necessary to reduce the above setback requirements. The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf. The DDO application shall be submitted as “Additional/Supporting Documentation” under this existing activity number. 2. Show all structures on the site plan. A detached accessory structure in the front yard appears in aerial photography beginning in 2021. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance is required to allow this shed to remain in the front yard. Indicate whether the shed will be removed or placed elsewhere with the next submittal.
