PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Indicate revision number and date on updated plans. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and https://www.tucsonaz.gov/files/integrated-planning/pdsd/2018_-_IRC_Amendments.PDF. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

STRUCTRAL/FRAMING Plans:
1. Specify design criteria, used by engineer, on the plans.
2. Specify lumber grade/species used, R802.1.
3. Specify location of required 2x4 blocking on Engineer Sheet “Kitchen Ceiling/Roof”, 1 of 4.

SECTIONS - DETAILS:
4. Specify all hardware used by type, size and required attachment to framing members (straps, clips, anchors, hangers).

ELECTRICAL Plans:
5. Specify work to comply with 2018 IRC and 2017 NEC.
6. Specify scope of electrical work.
7. On Sheet E2, show circuit number associated with each component (light switches, receptacles, appliances, etc.).
8. Show location of 200A sub panel.
9. Clarify connection of “New 50 Amp Disconnect for Heat Pump/Package Unit” to corresponding electrical panel.
10. Provide carbon monoxide alarms per R315.
11. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring and shall be equipped with battery backup. Where ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R314.
12. Show clothes washer and dishwasher receptacles with readily accessible GFCI Protection, E3902.9 & 10.
13. Specify clothes dryer fuel source and connection.
14. Each bathroom requires 20A circuit with receptacles within 3’ of basin, E3703.4, E3901.6.
15. All receptacles specified in section E3902.16 shall be protected with combination-type arc-fault breakers.

PLUMBING Plans:
16. Note and specify all piping materials, P2609.
17. Provide pressure and temperature relief valve for the water heater terminating to the exterior wall, no more than 6” above grade, P2803.6.1.
18. Indicate the required pan below water heaters located in a location where leakage from the tank would cause damage, P2801.6.
19. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliance equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers and refrigerators.

21. Provide a water fixture unit schedule for all plumbing fixtures supplied by the water meter (including existing) P2903.6.
22. Show size and location of all cleanouts, P3005.2.
23. Provide a minimum 3” waste line from water closets, Table P3005.4.1.
24. Provide vent sizes and locations, P3101.1

MECHANICAL Plans:
25. Provide location of return air ducts and register sizes, M1602.
26. Designate the location, capacity and fuel type of the heating and air conditioning equipment. Designate the locations of each supply register, return air grill and all ductwork, M1301.
27. Show dryer vent size and location for venting to exterior (max 25’ w/bend reductions), M1502.
