This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Provide revision number and date. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and https://www.tucsonaz.gov/files/integrated-planning/pdsd/2018_-_IRC_Amendments.PDF. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. See https://www.tucsonaz.gov/pdsd/residential-permits for example plans. https://www.tucsonaz.gov/files/pdsd/pdfs/Porch_Sample.pdf Structures built without a permit may require alteration for building code compliance. FOUNDATION Plans: 1. Provide a note for termite treatment, R318. 2. Note grade away from foundations shall fall min 6” within first 10’, R401.3. 3. Note soil bearing pressure used in the design of the footings, Table R401.4.1. 4. Show finished grade on foundation plans. 5. Specify height of finished floor a minimum 6” above grade, R404.1.6, R317.1. STRUCTRAL/FRAMING Plans: 6. Specify design criteria on plans. Provide values for roof dead and live loads. 7. Specify lumber grade/species used, R802.1. 8. Provide Sufficient nailing for each framing member, Table R602.3(1) SECTIONS - DETAILS: 9. Completely detail all connections. Beam to Post, Post to Foundation. 10. Detail connection of new porch rafters to existing wall. 11. Specify all hardware used by type, size and required attachment to framing members (straps, clips, anchors, hangers post caps and bases). 12. Show H2.5 MTL ties for wind uplift resistance at each rafter. 13. Show slope of slab to drain away from house. 14.
