This letter reflects comments to be addressed. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Show the location of all utility lines from property line to building(s) along with required alterations. CONSTRUCTION PLANS: 1. Provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1., R310. 2. The proposed Sleeping Quarters is sited within the 3’ fire separation distance determined from a line parallel and 3’ away from the west property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1. 3. Provide a structure section showing wall features including a foundation, sills, anchoring, framing, sheathing and fasteners, R106.1. MECHANICAL PLANS: 1. Show any mechanical equipment capacity and location, R303.9. ELECTRICAL PLANS: 1. | 07/20/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0223-02800 1842 S Rocky Mountain DR – R-1 Greenhouse addition (2nd Review) TRANSMITTAL DATE: June 20, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. Indicated the b. scale on the plan. c. Provide the owners name on the plot plan. d. The provided lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. e. Provide the proposed setback dimensions for the structure to the north and west property line. The required perimeter yard setbacks to the north and west property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). If perimeter yard setbacks are not met a neighbor’s setback waiver is required. Zoning acknowledges that you submitted a setback waiver from the property owner to the north but this waive is required to be on the plot plan. f. Shall show the parcel and all parcel dimensions. Remove the aerial photo from the plan. g. Provide the height for all structures based on a dimension from design grade to the h. highest point of the wall, UDC Article 6.4.5.B. i. Show the location of utility lines for water, sewer, electric & gas. j. Indicate the zoning of the parcel and all adjacent parcels. k. Provide the legal description on the plan. 2. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Based on the square footage for the green house provided on the plan, 1170 sq. ft., and the square footage of the house, 1959 sq. ft. the greenhouse exceeds the allowed 50%. A Board of Adjustment for Variance will need to be submitted and approved prior to approval of this permit.
