This site is located in the C-1 zone (UDC 4.7.20). A mobile home is not a permitted use in this zone (Table 4.8-4).

1. The proposed 16’ wide x 76’ long (single wide) mobile home does not meet the definition of a manufactured home, UDC Article 11.3.7.A.2 “A multisectional mobile home dwelling manufactured after June 15, 1976, to standards established by the U.S. Department of Housing and Urban Development that has external dimensions of at least 24 feet by 40 feet and is installed on a permanent foundation. A manufactured housing unit is considered equivalent to a single-family dwelling. To be considered a manufactured housing unit under this UDC, a wall must be installed continuously, except for ventilation and access, along the entire perimeter of the unit between the unit and the ground to give it the appearance of a site -built house. The wall must be of masonry construction or similar material. The tongue, axles, transporting lights, and towing apparatus must be removed before occupancy”, therefore is not allowed in the C-1 Zone.
