This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL COMMENTS : 1. A separate building permit is required for each dwelling unit. A Casita or Guest House is considered a dwelling if cooking facilities are included. 2. Submit plans for the primary dwelling using this activity number TC-RES-0223-02725 and a new application for the Casita with cooking facilities or update the plans without cooking facilities in the secondary unit. 3. Each dwelling unit (with cooking facilities) requires a separate Pima County assigned street address, R319. 4. A dwelling unit (with cooking facilities) requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203. This site is located in the R-3 zone (UDC 4.7.10). A single-family residence (SFR) with sleeping quarters is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Based on changes to the plans, adding a kitchen to the 1 bedroom unit, a separate permit is required for both units. 2. Sheet G101 shows the 3 bedroom unit as “UNIT #1”, and the 1 bedroom as “UNIT #2” but sheet G102 shows the 3 bedroom unit as “UNIT #2”, and the 1 bedroom as “UNIT #1”. The plans should be consistent.
