This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Several of the documents submitted are Pima County Development Service documents. This site is located within the jurisdiction of the City of Tucson (COT). Unless specific documents from Pima County are request all documentation should be from the COT Planning and Development Services Department. 2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 3. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. In the case of a carport type structure the height is measured from design grade at the post supporting the carport to where the post & beam meet the roof truss/joist. As no heights were provided perimeter yard setbacks cannot be verified. The following perimeter yard setbacks will apply to this project: a. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). b. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing the east property line (Table 6.3-2.A). 4. Until the above comments are addressed Zoning cannot determine what process will be needed to reduce the perimeter yard setbacks. Additional comments maybe forth coming.
