This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). 1. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 2. Show the carport structure with a one-hour fire-resistive wall construction parallel with the neighboring property line in compliance with IBC Table 721.1(2) or provide a clear 3’ fire separation distance between the property line and the structure. This construction or separation is required from ground to roof and from end to end of the roof which resists fire spread across the property line. Foundation: 3. Exterior footings shall be at least 12” below the undisturbed ground surface, R403.1.4. Show the footing with a minimum footing depth of 12” and with a minimum of one #4 rebar in the proposed footing on Page 5 of 5 of the construction documents, R403.1. 10/18/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0223-02642 7322 E Calle Managua – R-1 Attached Carport (2nd Review) TRANSMITTAL DATE: October 18, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not fully addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to: a. Provide a lot coverage calculation on the plan as shown on the example above. b. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. c. Provide the owners name on the plot plan. d. Provide the legal description, “VISTA DEL SAHUARO IV LOT 39” on the plot plan. e. Provide a dimension from the centerline of Calle Managua to the face of curb, where pavement meets the concrete curb, and from face of curb to the street property line. The distance from centerline to back of curb is 18’, and from back of curb is 7’. . 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. In the case of a carport type structure the height is measured from design grade at the post supporting the carport to where the post & beam meet the roof truss/joist. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a), but as UDC Article 6.4.5.D.3.a allows a shade structure to project up to 10’ into the required street perimeter yard the required street perimeter yard setback for the carport is 10’-0”, proposed street perimeter yard setback is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
