06/07/2023 Site Zoning REQUIRES RESUBMIT ZONING REVIEW TRANSMITTAL

FROM: Wyatt Berger
Lead Planner

PROJECT: TC-RES-0223-02608
3201 E Hawthorne St – R-2
Two-story second dwelling (2nd Review)

TRANSMITTAL DATE: June 7, 2023

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are still applicable:

1.Per UDC Table 6.3-2.A, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed building wall, whichever is greater, measured from property line to the building wall. Based on a wall height of 19’-6”, the required setback from the north property line is 13’-0”; proposed setback is 2’-6”. Design Development Option (DDO) approval is required to reduce this setback.

2. After further discussion with staff, a Board of Adjustment variance is required to reduce the side street perimeter yard setback from 10'-0" to 7'-2" measured from the garage wall to the west property line. Per a Zoning Administrator's determination dated April 8, 2010, "if there is a driveway involved [with the setback reduction] then the street perimeter yard setback may be modified by a DDO only if the street is identified as a local street with an ADT of less than 140. Otherwise the modification requires a variance."

A Board of Adjustment variance will not be required if the proposed garage meets the required 10'-0" setback from the west lot line, or if the garage is proposed as a carport instead.

06/05/2023 Zoning Modifications - DDO REQUIRES RESUBMIT FROM: Georgia Pennington, Planner
DATE: 6/5/23

COMMENTS:

1. The DDO package must include aerial photographs showing the locations of other two story residences in the immediate area.
2. Please edit the DDO request to exclude the lot coverage. A DDO does not provide relief for exceeding lot coverage maximum, and the plans do not seem to indicate you will exceed the maximum.

Please contact me at Georgia.Pennington@tucsonaz.gov or at 520-837-6311 should you have questions about this transmittal.
