Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

1. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater. Based on a wall height of approximately 10’-9”; the required setback from the west property line is 7’-2”; proposed is 1’-0”. Design Development Option (DDO) approval is necessary to reduce this setback requirement.

2. Based on a wall height of approximately 10’-9”, the required setback from the north property line is 7’-2”; proposed is 1’-0”. DDO approval is necessary to reduce this setback requirement.

3. Based on a wall height of approximately 10’-9”, the required setback from the north property line is 7’-2”; proposed is 4’-0.” DDO approval is also necessary to reduce this setback requirement.
