Detached Shop (1st Review)

TRANSMITTAL DATE: 02/13/2026

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Show the height of the shop from all elevations. The proposed shop’s height measurements are not shown on p. 2 (Elevations) of the plan set. Height is measured from the design grade (dirt) to the top of the exterior wall where the wall meets the roofline. Per Unified Development Code 6.6.3.D., no accessory structures other than an accessory dwelling unit can exceed 12’ in height unless attached to a principal structure. If attached, it may be the maximum height permitted as the principal structure. If the proposed shop is in excess of 12’ in height, a variance is required from the Board of Adjustment. To submit an application for a Board of Adjustment Variance requesting that the shop exceed the required height, please visit www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 The Board of Adjustment steps and process flowchart are also found at this link. Please attach a copy of the BofA Decision letter with the next submittal packet. Until approval has been rendered by the Board of Adjustment, providing the height is above 12’, Site Zoning is unable to approve this permit.

2. Remove the porch from the lot coverage calculation as porches are not included per UDC 6.4.3.C1.a.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
