RV Carport (1st Review)

TRANSMITTAL DATE: 02/12/2026

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan is incomplete and not to scale, as noted on p. 2 of the site plan. To avoid multiple resubmissions, please follow the site/plot plan instructions provided within the following link:
https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples and select the Full Site Plan Example tab.

2. Setback requirements changed through the adoption of Ordinance 12219 as of January 1, 2026. The rear and side setback requirements (for an interior lot) in the R-1 zone are now 5’ and continue to be 20’ for the front yard. Please measure and show the distances between the proposed structure’s supporting posts to their nearest lot lines.

3. Per Unified Development Code (UDC) 6.6.3.D., no accessory structures other than an accessory dwelling unit can exceed 12’ in height unless attached to a principal structure. If attached, it may be the maximum height permitted as the principal structure. The 16’ height proposal requires a Variance by the Board of Adjustment.

To submit an application for a Board of Adjustment Variance requesting a 2’ height variance from the required 12’ height variance outlined in UDC 6.6.3.D, please visit www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 . Please attach a copy of the BofA Decision letter with the next submittal packet. Until approval has been rendered, Site Zoning is unable to approve this permit.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
