Site Plan Review – 2nd Review

TRANSMITTAL DATE: March 12, 2026

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced A gate across the car port via CE-VIO0126-00014 has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: The Previous Zoning Reviewers comments were not addressed; Zoning will provide these again for reference:

Resubmit the site plan following basic instructions for a plot plan found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example and add the following information in addition to the information submitted (materials, location and linear feet of the gates/fencing):

a. Provide a new site plan. While Site Zoning realize that the site plan has been taken from the Pima County Appraisal District information, it reflects the taxable structures and not the lot. b. Lot zoning: R-2
c. Distance between front property and the carport.
d. North Arrow
e. Owner’s Name
f. Owner’s address, if different
g. Street Labels
h. Lot’s Legal Description (El Cortez Heights Lot 1 Blk 2)
i. Height and linear feet of the gates/fencing. If the fence is over 7’ tall, it may require a redesign or special approval.

2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected building permit

2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
