This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Resubmit the site plan following basic instructions for a plot plan found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example and add the following information in addition to the information submitted (materials, location and linear feet of the gates/fencing):
a. Provide a new site plan. While Site Zoning realize that the site plan has been taken from the Pima County Appraisal District information, it reflects the taxable structures and not the lot. b. Lot zoning: R-2
c. Distance between front property and the carport.
d. North Arrow
e. Owner’s Name
f. Owner’s address, if different
g. Street Labels
h. Lot’s Legal Description (El Cortez Heights Lot 1 Blk 2)
i. Height and linear feet of the gates/fencing. If the fence is over 7’ tall, it may require a redesign or special approval.

2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
