This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Place the 2024 IRC reference code on sheet A1.0. Remove outdated references. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the location of the electrical service panel, R106.1.1. An overhead service conductor may not pass over the proposed building without an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options if passing over the roof. https://www.tep.com/electric-service-requirements. The service panel should be located at the proposed building close to the service transformer. PLANS: 1. Identify the usage of the building, R106.1.1. 2. Provide a complete plan set with all sheets listed in the index. ELECTRICAL PLANS: 1. Clarify if electrical is used at the building, R106.1.1. The reflective ceiling plan sheet A2.0 shows keynote #6 for lighting and keynote #8 for an electrical panel. 2. TEP may require the service panel for the property at the closest building to the service transformer. A service line change or a new meter location must be coordinated with TEP for approval. Show an underground feeder from a metered service panel to the more distant dwelling. 3. Provide a Riser Diagram with a single service panel and a sub-panel to the secondary building, E3607. 4. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2. 5. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5.
