SPECIAL DISTRICT SUB-RECORD: You must create a Special District (SD) Sub-Record in TDC Online for your Historic Review. APPLICATION REQUIREMENTS: Historic Review requires a supplemental application called a Design Package. Please see the Historic & Special Districts Application Instructions for more information about submittal requirements: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/special_districts_application_instructions_3.3.2025.pdf. As part of your Design Package, please include the following: project description, site plan, floor plan, roof plan, elevations, window and door schedule, photographs of existing conditions, Development Zone map as described in instructions along with precedent photographs, product names/specifications/brochures. All materials required as part of your Design Package should be combined and uploaded to your Special District Sub-Record as a single PDF. REVIEW PROCESS: Application for projects that qualify for Full Historic Review will be reviewed by staff. Once the Design Package is deemed complete and fees are paid, staff will schedule a Full Review with representatives of the West University Historic Zone Advisory Board and the Tucson-Pima County Historical Commission, Plans Review Subcommittee. Following board and commission review, comments will be forwarded to the PDSD Director, who makes the final decision. Conditions of approval are common and revisions to the Design Package will be required before final approval. Staff will generate a Notice of Decision and stamp the final approved Design Package. | 02/03/2026 | Residential Building - Standard | REQUIRES RESUBMIT | TC-RES-0126-00227 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. Place the 2024 IRC reference code on sheet CS-1 rather than throughout the plans. Provide a separate response letter addressing each comment with location of change on the plans. PLANS: 1. Remove all outdated code references, R106.1.1. Incorrect entries were found on sheets CS-1, 1, 7 and 8. 2. Clarify on sheet #2 that one or more of the replaced Bedroom #2 windows require code compliance for egress, R310. 3. Provide a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches is required between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist, R506.3.3. Clarify sheet #4. SECTIONS - DETAILS: 1. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Show the vent opening requirements on sheet #5 or 6. ELECTRICAL PLANS: 1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 2. Remove work surface receptacles from the face of island and peninsular cabinets where below the countertop. Either provide a vertical assembly listed for countertop (work surface) mounting, or a raceway terminated within the cabinet for future assembly installation, E3901.4. 3. Provide GFCI protection for appliance receptacle outlets, E3902.12. Include the washing machine, dishwasher, electric range, clothes dryer and microwave oven.
