Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Swimming Pool and Spa Code, 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

If you have any questions about these Residential Pool Review comments, I can be reached at Matthew.Carlton@tucsonaz.gov

COMMENTS:
1. The gas lien run between the meter and the equipment is sized to small. All gas lien charts show that at 1.25”x60’ the output will allow for a 336k BTU heater. You show a 400k BTU heater. Revise to show a smaller heater or plan for a larger gas line.
2. Re-dimension the spa. Show as a Diameter and the square footage underneatthi is. What is currently shown is an 8’X8’ spa which gives you 64 sq ft, not 50 sq ft.
3. Resubmit your engineering drawings. While the Engineering Letter has a current date, the drawings have a January of 2024 dated stamp.
4. Please note: As of January 1, 2026 – City of Tucson is now under the 2024 ICC Codes. For more information, please review: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Building-Codes

Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set.

Resubmittals will not be accepted without the revision letter that answers all of the above comments.
