Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8.3) subject to Use Specific Standards 4.9.7.B.6, .8, & .9

Comment 1: Please add a label for S Avenida Conalea to the west of the property on the site plan. Add a marker along the west edge of the lot to distinguish the front side of the property.

Comment 2: Properties which sit on a corner and abut two streets have a required 10’ setback on the second side which is not the front yard (UDC 6.4.5.C.1.b.). Based on the submitted site plan, the setback distance of the proposed accessory building is approximately 3’ from the north edge to the north property line. A Design Development Option (DDO) may be used to allow a reduced setback. Please either change the placement of the proposed structure on the next submitted site plan or complete the DDO application with the second submittal. The DDO application may be completed under the Zoning Modification sub-record that has been created.
