This site is located within the R-2 Zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan shows the fencing and gate reaching up to 7’ in height. No elevation detail was provided to verify if the fencing meets the requirements of Tucson’s Unified Development Code (UDC) 6.6.2.I.a. which essentially requires that at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron. Since this is an as-built project, a Design Development Option is required. To apply for a DDO, please follow the instructions at the links below:

Please include a dimensioned elevation (side view) of the fencing for the DDO application and once the DDO approval is obtained, resubmit the packet as Site Zoning will not be able to process.

2. Please make a note on the site plan if the shed still located in the SE corner of the lot as this does not show on the site plan. Please provide the dimensions if it is. If it is still located on the property, it is considered a non-conforming shed due to the length of time it has been on site at that location (pre-2012).

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
