A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The submitted plans indicate that the fence height to be more than 6’. The site plan does not explain what the fencing construction materials are; however, a Google Street View image from 2024 shows the fencing to be made from a mix of wood and metal. Per Unified Development Code (UDC) 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet but no higher than 10 feet if […] 1. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron… If the fencing is to be modified, please indicate so in the response letter with the next submittal. Otherwise, another option is available: Per UDC 3.11.1.B.2, a Design Development Option DDO application will be required since this project does not exceed two feet above the 6’ maximum height permitted. Please either modify the fence to comply with UDC 6.6.2.I. or submit a DDO application requesting a design modification. Include the linear feet of the fencing.
