This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. Comment: Based on ariel images of the site from 2024, there is an enclosed structure in the front yard of this property. Zoning staff was unable to find a permit for this structure. According to UDC 6.6.3.C, detached accessory structures may not be built in front yards, except for carports or shade structures. A Board of Adjustment (B/A) Variance will be needed to receive approval for this structure.
