This property resides within the City of Tucson Treat Avenue floodplain and will require the submission of a Floodplain use permit with elevation certificate. Please start a new FPU at our permit application web page: https://tdc-online.tucsonaz.gov/#/home The FPU permit is a separate permit that can be submitted within the sub-records tab of this building permit on TDC online. 2. For the shed, flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). For resubmission of the residential building permit and submission of the flood plain use permit, have the flood vents and a detail shown on the construction plans. Have the detail include dimensions of vents as well as height above grade. 3. For flood venting a minimum of two openings on different sides will be required. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater. 4. Due to the flood venting requirement, the floodplain use permit process will include elevation certificate to verify the construction and placement of the flood vents. 5. Residential engineering is unable to approve building permit TC-RES-0126-00090 until the Floodplain Use Permit has been issued. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Until Site Engineering’s comments regarding the requirement for a Floodplain Use Permit is met, Site Zoning is unable to approve this request. Please submit all corrected materials including a copy of the approved Floodplain Use Permit in the next resubmittal. 2. The site plan is missing information required for a Site Zoning Review. Lot coverage, meaning the square footage for all enclosed structures and vehicle use areas divided by the total square footage of the lot. 3. As proposed, the shed is located within the 5’ rear and side setbacks. Aside from relocating the shed out of the setbacks, neighbor waivers are required from the neighbors at 2841 E Loretta Dr. and 2852 E Cushman Dr. These waivers need to be applied directly onto the site plan and should read similarly to: I, _____________, am the owner located at ___________, have reviewed the site plan and do not object to the shed being ____feet from my property line. Signed:____________Date:__________. If obtaining neighbor waivers is not possible, a Design Development Option (DDO) is required.
