A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Submit an application for a Board of Adjustment variance. According to the site plan, the structure fully encroaches into the required 5’ side setback. To submit an application for a Board of Adjustment Variance requesting a variance from the required 5’ side setback please visit www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 and select the Board of Adjustment Variance application tab. A separate number will be assigned for the Board of Adjustment application. If you have any questions regarding this process, please reach out to Mark Castro mark.castro@tucsonaz.gov Important: Do not resubmit for this building permit TC-RES-0126-00075 until the Variance has been approved. 2. Once a decision has been approved by either the Board of Adjustment (see Comment 1, above), please submit the following: a. Board of Adjustment Letter of Approval b. Revised site plan. The site plan lacks information required for approval. Please visit the following link which provides requirements and an example of a site plan. Construction plans per Residential Building comments from 10/05/2026. d. Submit dimensioned elevations for the proposed structure with the construction plans from the north, south and west viewpoints. e. A response letter explaining how all staff comments have been addressed. Only Building comments were addressed in this review. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
