A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. This submittal did not include a response letter as requested. With the next submittal, provide a response letter to the indicating how all Site Zoning comments were addressed. 2. Provide dimensions for the short-term bicycle parking. Per UDC 7.4.9.2.f, each required short-term bicycle parking space must be at least 2 feet x 6 feet. 3. Per UDC 7.4.9.2.g., please provide a barrier between the parking space adjacent to the proposed bicycle rack. 4. The following comment was also Comment 5 from the 01/27/2026 Site Zoning review: βPer UDC 6.4.4.A, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof... Please provide the correct heights on the elevations shown on Sheet A4 as required by UDC 6.4.4.A.β 5. The side and rear setbacks are incorrect. Ordinance No. 12219 (amendments to the UDC) was effective January 1, 2026. Per UDC Table 6.3-1.A, the required side setbacks for the R-1 zone are now 5β to the sides and rear yards. The front yard setback remains 20β which is indicated on the site plan. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
