This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2024 IRC with amendments and building ordinances for all dwellings. Place the reference code on sheet S1.0 rather than throughout the plans. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the location of utility meters and water, electric and sewer lines, R106.1.1. Show the location of sewer HCS coordinated with Pima County Wastewater, R106.1.1. https://www.pima.gov/1766/Wastewater-Reclamation Note the electrical line as underground unless overhead is approved by TEP. https://www.tep.com/construction-applications/#apply 2. Update the building dimensions consistent with the floor plan, R106.1.1. 3. Each dwelling requires a street address shown on the plan, R319. Show Pima County assigned unit numbers at each dwelling on the site plan. 4. Each dwelling unit should have an individual 3-foot clear space (including the roof projections) known as the fire separation distance for reducing fire spread to nearby buildings. Portions of buildings placed in a fire separation distance require one-hour fire-resistive construction in compliance with IBC Table 721.1(2). PLANS: 1. Remove all outdated code references, R106.1.1. Incorrect entries were found on sheets S1.0, S1.0 (2nd), S1.2, S1.3, P1.0, M-1 & E-1. See red lined plans. 2. Show a maximum ½” floor elevation changes at a notated accessible route entrance for each dwelling, R106.1.1. 3. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. 4. The proposed dwelling requires a 6-foot separation from the existing (non 1-hour rated) dwelling or a 1-hour fire-resistance rated exterior wall without openings, R302.3 (City of Tucson Amended). Provide the minimum separation or details showing compliance with 703.3 of the 2024 IBC. 5. Roof projections may extend into the fire separation distance between buildings. Any portion of the proposed roof projection extending into the 6-foot space requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). 6. Provide a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches is required between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist, R506.3.3. 7. Update the square footage table on sheet S1.3 showing the building area rather than interior living area. SECTIONS - DETAILS: 1. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide a vent opening calculation and vent size. 2. Show the method of flashing at wall and roof intersections, R903.2.1, or stop the 1-hour separating wall at the roof underside. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. 2. Provide makeup air of not less than 100 square inches where a clothes dryer is placed in a closet, M1502.6.1. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate water meter size. 2. Update the well and septic tank notes. 3. Show the water heater capacity, R106.1.1. ELECTRICAL PLANS: 1. TEP may require the service panel for the property at the closest building to the service transformer. A service line change or a new meter location must be coordinated with TEP for approval. Show an underground feeder from a new metered service panel to the more distant dwelling. 2. Update the Riser Diagram for all proposed alterations, NEC 225.30 and E3403. 3. Show the Electric Vehicle Supply Equipment 40 ampere 240-volt dedicated branch circuit with a NEMA 14-50R receptacle and label the circuit “EV Ready” and locate the receptacle at a parking area, N1104.2.1. Include the Electric Vehicle load entry (typically 7680 watts) in the electrical load calculations (continuous demand) like the HVAC entry, N1104.2.2. 4. Specify the Electric Vehicle NEMA 14-50R receptacle at a parking area, N1104.2.1. 5. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5. 6. Provide GFCI protection for appliance receptacle outlets, E3902.12. Include: 1. Drinking water coolers 2. High pressure spray washing machines 3. Sump pumps 4. Dishwashers 5. Electric ranges 6. Wall-mounted ovens 7. Counter-mounted cooking units 8. Clothes dryers 9. Microwave ovens 7. Provide GFCI protection for receptacle outlets and HVAC equipment after September 1, 2026. E3902.14.
