Manufactured housing is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards For 1 unit, 4.9.7.B.5 - 9; for 2 units (min. 10,000 sf lot size required), 4.9.7.B. The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site. Plan review for the above referenced manufactured housing residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. 1ST ZONING REVIEW COMMENTS FROM 01/15/2026 NOT ADDRESSED AND YET TO BE COMPLETED: RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan lacks sufficient information for Site Zoning to conduct a review. Please visit https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example and add the required information to your next site plan. Below are what the plan needs to contain. a. Owner name and address b. The lot’s zoning: MH-1 c. Lot’s dimensions 125’ X 348.72’ per Pima County Assessor’s Map found at https://www.asr.pima.gov/ParcelData/Map/Arm/T14S/M14132812.PDF d. The lot’s legal description: E348.72' W968.05' S125.03' N280.07' NW4 NE4 1 AC SEC 28-14-13 e. Engineer’s scale: e.g. 1” = 10’ f. Locations, uses, dimensions and square footage of all structures on the lot. g. Lot coverage – the total sq ft of all enclosed structures plus all vehicle use areas divided by the total square footage of the lot. The resulting number will be a percentage. The maximum lot coverage allowed for the MH-1 zone is 70%. h. NEW COMMENT: Draw, label and dimension ALL structures on the site and distances from ALL property lines. 2. Staff could find no permits for two sheds; one located on the south side of the lot and one located near the northeast area. Please ensure these have been added to the site plan with dimensions and heights. Per the City of Tucson’s Unified Development Code (UDC) Article 6, Table 6.3-2.A, the perimeter setbacks for the front yard are 20’, and 6’ or 2/3 the height of an exterior wall, whichever is greater for the sides and rear. The shed located along the south property line may encroach into this setback and if so, needs to be addressed. REFER TO COMMENT 1/h (regarding the sheds). If this shed is within the setback, a neighbor waiver will be required. This waiver needs to be added directly to the site plan and should read something similar to this: “I /we am/are the neighbor located at 2730 S Thrasher Av, have seen the site plan and have no objections to the shed being _____ ft from my property line.” Signed:________ Date:________. If obtaining a neighbor waiver is not possible, a Design Development Option (DDO) is required.
