This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the location of the electrical service panel and note if the service lines are overhead or underground, R106.1.1. Identify the utility lines requiring upgrade or replacement. PLANS: 1. Provide manufacturer’s calculations and data for engineered trusses sealed by a registered in Arizona engineer, or have an engineer’s seal added to plans which identify all fasteners, R106.1 & Arizona Revised Statute 32-144.A.4. 2. Show the location of all plumbing vents extended a minimum of 6” above the proposed roof, P3103.1.1. SECTIONS - DETAILS: 1. Limit cantilevered rafters (overhang) to 24” or provide an engineered design including provision for added wind loading conditions, R802.7.1.1. 2. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. 3. Show attic ventilation openings with a maximum ¼” spacing for bird/rodent control, R806.1. This site is located in the R-2 zone (UDC 4.7.9). A single-family, Attached is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 2. Provide an elevation of the west end of the proposed roof addition. This elevation shall provide a dimension from design grade to the highest point of the wall, were wall meets the eave so that perimeter yard setbacks are met. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. The minimum setback from the proposed roof addition to the west property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
