This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. The plans may require additional changes for showing 2018 IRC compliance of construction performed without a permit. Provide plans showing all changes after the last completed permit and proposed alterations. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. Identify the utility lines requiring upgrade or replacement. 2. An overhead service conductor may not pass over the proposed building without an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options if passing over the roof. https://www.tep.com/electric-service-requirements. The service panel should be located at the proposed building close to the service transformer. 3. The walls and roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure located within 3 feet of the property line in compliance with IBC Table 721.1(2). PLANS: 1. Provide a floor plan showing the functional name of each existing and proposed room, R106.1.1. Bedrooms require code compliance for egress, R310. SECTIONS - DETAILS: 1. Provide construction details for proposed alterations. ELECTRICAL PLANS: 1. Provide a Riser Diagram for the service on the property with TEP coordination, NEC 225.30 and E3403. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’. b. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. c. Provide the zoning of all adjacent parcels on the plot plan. d. The provided property line dimensions are not correct. 2. The permit application talks about an ADU but the plan talks about a Sleeping Quarters, clarify what the structure is. 3. As the violation talks about parapets being added, provide fully dimensioned building elevations for the ADU/Sleeping Quarters. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. If the parapet additions affect the perimeter yard setbacks additional comments maybe forthcoming.
