A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments. 01. FOLLOW UP TO PREVIOUS COMMENT 3: Upon further review of the existing conditions in the most current aerial, it appears that the dimensions of the proposed ADU with a 5’ setback (as shown on the site plan) will not work. To verify the accuracy of the construction proposed on the site plan, dimension the outline of the primary residence (from outside walls) and the shed. Dimension and label the setbacks from each structure to all property lines. PREVIOUS COMMENT 3: The proposed accessory dwelling unit (ADU) has a 3’setback from the north and west property lines. Per UCD Article 6.6.3.6, the minimum side and rear yard setback for an ADU is 5’. A Design Development Option (DDO) will be required to allow the ADU to encroach into minimum required setback area. FOLLOW UP TO PREVIOUS COMMENT 4: This comment is still applicable until the dimensions are confirmed as stated in comment 3. PREVIOUS COMMENT 4: Aerials show a shed along the western property line. It appears to have been there since 2014 but is unpermitted. To keep the shed in the existing location, a neighbor waiver must be obtained. "Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
