This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.


01. COMMENT: This parcel is located in the R-1 zone, not R-3, as stated under Project Data. Revise.

02. COMMENT: Label zoning classifications of adjacent parcels on the site plan, which are also R-1.

03. COMMENT: The proposed accessory dwelling unit (ADU) has a 3’setback from the north and west property lines. Per UCD Article 6.6.3.6, the minimum side and rear yard setback for an ADU is 5’. A Design Development Option (DDO) will be required to allow the ADU to encroach into minimum required setback area. 04. COMMENT: Aerials show a shed along the western property line. It appears to have been there since 2014 but is unpermitted. To keep the shed in the existing location, a neighbor waiver must be obtained. "Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
