This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised legible drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. The plans provided are not clear and hard to read. Please provide clear plans when you resubmit.
2. Comment: Please provide the ½ Right of Way from the centerline to the top of the wedge curb and from the top of the wedge curb to the property line along E Timrod Street. Please refer to paving plan I-638 if necessary. https://maps-and-records.tucsonaz.gov/construction-plans/details/I-638.
3. Comment: The property dimensions provided are incorrect. Please update the site plan with the correct east and west property dimensions. https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=09057.
4. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the existing porch and existing ramada from your lot coverage calculations and update the calculations.
5. Comment: There is a 5’ utility easement in the rear portion of the property. Please show this easement on your site plan.
6. Comment: With the proposed addition, the number of bedrooms will increase to 5. Per UDC Table 7.4.4-1, UDC 4.9.7.B.7., an additional parking space will be required. Please update your site plan to include this parking spot. The three parking spaces cannot be located within the front perimeter yard. Also, please update the vehicular use area and total lot coverage to include these updated calculations.
7. Comment: Keynote 4 calls out an existing storage shed. Approved permit T21CM01044 shows 2 sheds with a different setback than depicted on this new site plan. Please provide the setbacks associated with the existing storage shed. No structure may be constructed in the existing utility easement without written approval from the utility companies.
8. Comment: Keynote 5 calls out an existing ramada however it was not included in the previously approved T21CM01044 site plan and there is no permit history for its approval. No building may be constructed in the existing utility easement without written approval from the utility companies. Also, please include the height of the ramada in order to verify the minimum required setback.
9. Comment: Site zoning is unable to approve the building permit until the DDO has been approved.

Comment: The following comments are related to an application for a Design Development Option (DDO) (UDC 3.11.1).

The minimum setback is the greater of six (6) feet, or two thirds (2/3) the height of the structures wall facing each interior property line (Table 6.3-2.A). Based on a proposed height of 9’6”, the minimum required setback for the addition to the east property line is 6’2”. The proposed building setback along the east property line is dimensioned as 3’8”. The proposed setback will require approval through the DDO application process. Also, the structures in the existing utility easement may be included in the DDO application to reduce their required setbacks if approval from the utility company can be obtained.
