The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. COMMENTS: 1. 16 FT ROLLING GATE: a. Provide detail drawings showing the track/gate and posts required to structurally support the gate and fence. b. Is gate electrically operated. If so, please submit electrical information such as what breaker is to be used, the depth of the trench containing the conductor/conduit, show the path on the site plan to the gate motor. c. Provide a drawing showing what the fence look like as an elevation drawing showing the dimensions. 2. SHEET A-1: a. Provide dimensions on the extended steps. b. Provide a detail drawing illustrating as to how the steps are to be constructed. c. Provide detail drawing illustrating the metal railing and how it is to be structurally supported by the steps. d. Submit detail drawings on the roof fascia. e. Submit detail drawings for the roof soffit. f. Provide on the drawings the SHGC and U values being used for the replacement door(s) and windows. g. Provide detail drawings for the stucco system to include the required lath and weep screed detail for the exterior walls of the residence. i. Weep screeds shall be installed at or below foundation plate line and minimum 2” above pavement and 4” above earth. Where porches, landings, garage aprons are located at same level as dwelling floor slab, provide concrete or CMU foundation curb or other approved means to achieve minimum 2 inch clearance between slab and stucco weep screed. R703.7.2.1 3. SHEET D-1: a. DETAIL #1 – Shows 1 inch gap bottom of stucco to top of concrete. The weep screed shall be placed not less than 2 inches above paved areas and be of a type that will allow trapped water to drain to the exterior of the building. The exterior lath shall cover and terminate on the attachment flange of the weep screed. Per R703.7.2.1 4. Please resubmit. |

Exterior stucco application. Cvr'd porch modification and deferred maintenance. (1st Review) TRANSMITTAL DATE: 3/4/2025 This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Please add the surrounding zoning classifications as noted in the sample site plan. 3. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline to the face of curb and from the face of curb to the property line along E Seneca Street. 4. Comment: The plans submitted call out a 6’ +/- fence. Please clarify the height of the fence. Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’. If the proposed fence is greater than 6’, a Design Development Option (DDO) will be required to increase the height of the fence. 5. Comment: This property is located in Jefferson Park neighborhood preservation zone. Site zoning cannot approve this permit until the review comments are addressed and the design review is approved. 6.
