This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SECTIONS - DETAILS: 1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show an individual accessible water supply shut off for the proposed building, P2903.9.1. 2. Provide protection of (indoor rated) equipment located outdoors with an exterior rated enclosure, G2406.3. 3. Show each gas pipe segment sized in conformance with Table G2413.4(1). ELECTRICAL PLANS: 1. Show a 2O AMP small appliance circuit (circuit #14) at the kitchen countertop receptacle outlets, E3703.2 and E3901.3. GFCI protected, E3902.6. 2. Show a Bathroom receptacle with a separate 20 AMP dedicated circuit (circuit #4), E3703.4 and E3901.6. Please start the FUP process at our permit application web page: https://tdc-online.tucsonaz.gov/#/home. New construction buildings require a finished floor elevation (FFE) one foot above the base flood elevation (BFE). Based on available data the BFE for this site is 2513.50 ft. NAVD88 requiring an FFE of 2514.50 ft. Show the FFE on the site plans for the floodplain use permit and the resubmittal for this building permit. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. | 03/03/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-RES-0125-00447 8244 E Woodland Rd Tucson, AZ 85749 Convert Barn to Sleeping Quarters and Porch (1st Review) TRANSMITTAL DATE: 3/3/2025 This site is located in the SR zone (UDC 4.7.4). A single-family residence is a permitted use in this zone (Table 4.8-1). 1. Comment: The scale provided on the site plan is incorrect. Please include a scale that accurately depicts the setbacks described in order to verify distances and heights. 2. Comment: Lot coverage calculations are not required in the SR zone. Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please either remove the calculations entirely as they are not required or update them to not include the proposed porch. 3. Comment: Site zoning is unable to approve the building permit until the Design Development Option (DDO) has been approved. Please see below. 4. Comment: The following comments are related to an application for a Design Development Option (DDO) (UDC 3.11.1): The minimum setback for side/rear yards in the SR zone is 25’ (UDC 6.3-1.A). The proposed setback from the property line to the new porch is about 10’ (unable to accurately measure because the scale provided is incorrect) as measured from the property line to the proposed porch column. The proposed reduced setback will require approval through the DDO application process.
