PROJECT: TC-RES-0125-00428
6973 E Paseo Dorado Tucson, AZ 85715
Garage Addition (1st Review)

TRANSMITTAL DATE: 3/3/2025

This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the existing porch from your lot coverage calculations and update the calculations.
3. Comment: As the proposed project is a new garage addition, please draw, label, and dimension the new vehicular use area in addition to the existing vehicular use area and include this with your updated lot coverage calculations.
4. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if:
• At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron;
• Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
• A greater height is required through the rezoning process or the special exception land use process; or
• A greater height is required by a specific UDC standard.

The proposed masonry site wall is 8’ which exceeds the maximum allowed height of a wall and does not meet the criteria above. Either change the height of the proposed masonry wall to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed masonry wall to 8’. Please reach out to Georgia Pennington at Georgia.Pennington@tucsonaz.gov or Mark Castro at Mark.Castro@tucsonaz.gov if you have questions about the DDO process. Here is a link with information about the DDO process: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-3.
5. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
