COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. In your description of work on the plot plan you state “Existing water tanks are also noted with their volume as detailed in permit application and two new tanks that will be installed are noted by blue circles” but it is not clear which tanks are new. Clearly show the new tanks on the plan.

2. Based on aerial photos there is what appears to be a detached carport located in the front of the house. This structure shows up sometime after 2008. Zoning was not able to find approved permit or compliance review documents for this structure. If you are not able to provide approved permit documents for this structure it will need to be included in this permit and will require depending on the square footage may require building plans. Show this structure on the plot plan along with the square footage and height and all applicable perimeter yard setbacks. Setbacks for a carport type structure are measured from the post supporting the structure to the property lines. The minimum street perimeter yard setback is 20’, UDC Article 6.4.5.C.1.a, and the perimeter yard setback to the east property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line, UDC Table 6.3-2.A. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. For a carport type structure this measurement is from design grade to top of beam supporting the roof structure. If the structure does not meet the front street perimeter yard setback a Design Development Option (DDO) will need to be submitted and approved. If the structure does not meet the east property line perimeter yard setback at a minimum a neighbors setback waiver, UDC Article 6.6.2.D, will need to be secured or it can be handled through the DDO process.
