This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. Comment: Clarify the height if proposed detached ramada. The height to the T.O. Ridge is measured at 8’-0” while the height to the T.O. Masonry is measured at 8’-0”.

Ensure the elevation heights for the T.O. Ridge/Masonry are correct and are consistent with the listed building heights notes section.


2. Comment: The east side yard setback listed under the setback notes is not correct. The east side yard setback is 10’ not 6’. List a side yard street setback of 10’.

3. Comment: The 168 SF Storage does not appear to have been permitted. Draw, label, and dimension the south and west property setbacks to 168 SF Storage. List the height of the 168 SF Storage within the footprint of this structure on the site plan. This is to ensure that this structure meets setback compliance requirements. Or provide permit documentation for this structure.
