Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 2. Based on the Harold Bell Wright Estates final plat found at: https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=09052, there is a 5’-0” utility easement that runs along the south and east property lines. If you are proposing to place the wall within either easement written approval allowing the wall within the easement will be required from all utilities that have rights to the easement.
