| 03/20/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0125-00367 1002 S 5TH AV. – R-3 New Storage Shed (1st Review) TRANSMITTAL DATE: March 17, 2025 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’. b. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements c. Provide the legal description, “TUCSON E2 OF LOT 1 BLK 153” on the plot plan. d. Provide the height of the shed on the plot plan as measured from design grade to the top of the wall. e. Provide the zoning of this parcel and all adjacent parcels on the plot plan. f. Provide the property dimensions on the plot plan. g. Provide perimeter yard setbacks from the proposed shed to the north and west property line on the plot plan. h. Provide street perimeter yard setbacks from the existing residence to the north and east property line on the plot plan. i. Provide a dimension from the centerline of 20th St. to the face of curb, where pavement meets the concrete curb, and from face of curb to the north property line. Per Construction Plan I-509, sheet 7 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-509, the distance from centerline to face of curb is 18.0’, and from face of curb to the north property line is 21.6’. j. Provide a dimension from the centerline of 5th Ave. to the face of curb, where pavement meets the concrete curb, and from face of curb to the north property line. Per Construction Plan I-509, sheet 11 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-509, the distance from centerline to face of curb is 18.0’, and from face of curb to the north property line is 21.6’. 2. Per UDC Article 6.6.3.C Detached accessory buildings , including accessory dwelling units , are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Once the required street perimeter yard setbacks are provided on the plot plan Zoning can determine which street is the front street and which street is the side street. Per UDC Articles 6.4.5.C.1 the minimum front street perimeter yard setback is 20’-0” and the side street is 10’-0”. If the existing residence is 20’-0” or more from the 5th Ave. street property line Zoning will consider 20th St. to be a side street requiring a minimum 10’-0” side street perimeter yard setback, proposed side street perimeter yard setback is 3’-5”. A Design Development Option (DDO) will need to be submitted to reduce the side street perimeter yard setback. If by chance the street perimeter yard setback from the existing residence to the 5th Ave. property line is less than 20’-0” and the distance form the existing residence to the 20th St property line is 20’ or greater than the area north of the residence would be considered the front yard and the proposed shed is not allowed in the front yard, UDC Article 6.6.3.C and a Board of Adjustment for Variance would be required for the shed to remain as shown. 3. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback to the west property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). As no wall height Zoning will assume that the shed wall facing the west property line is less than 9’-0”. Based on a wall height 9’-0” or less the required perimeter yard setback from the shed to the west property line is 6’-0”, proposed setback is 3’-5”. At a minimum as neighbors setback waiver will need to be secured. To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
