This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This following comment was not addressed correctly. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. a. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the lot coverage calculation. 2. This comment was not addressed. Cleary demonstrate how the required dust control is met and provide TDOT City Engineer approval. An alley, when used for access, must be a minimum of 20 feet wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer. Clearly demonstrate that the requirements of UDC Article 7.4.6.K.A.2 are met for the proposed 20’ access. 3. This comment was not addressed. The plot plan should be submitted as part of the building permit as a single multipage PDF File.
