This comment was not addressed. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
a. This comment was not addressed correctly. Lot coverage does not include covered patios open on at least one side, UDC Article 6.4.3.C.1.a and includes vehicular use areas, any area used to park vehicles, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved, UDC Article 6.4.3.B.3.b. Provide a lot coverage calculation on the plot plan that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
b. This comment was not addressed. Provide the legal description “CARLITA VILLAGE LOT 36” on the plot plan.
c. This comment was not addressed. Provide the zoning of the property and all adjacent properties on the plot plan.
d. This comment was not addressed. The north 20’-0” & east 5’-0” perimeter yard setbacks shown on the plot plan are not correct. Review UDC Table 6.3-2.A and provide the correct setbacks.
e. This comment was not addressed. The property dimensions shown on the plot plan are not correct. Review the Carlita Village final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=13&pg=002, and correct the property dimensions.

2. This comment was not addressed. Per UDC Article 4.9.7.B.7 For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. The 4th bedroom shown on the floor plan appears to have been a garage that was converted to a bedroom. Zoning was not able to find approved permit documents for this conversion. That all said clearly show the required 3 vehicle parking spaces on site in the side or rear yard and clearly demonstrate that the required dustproofing is provided.

3. Based on aerial photographs there is a metal fence around the front yard that appears some time after 2022. Zoning was not able to find a compliance review for this fence and it appears that it encroaches into the right-of-way. Either 1) provide approved compliance review documents, 2) clearly show the fence on the plan and included it in this permit, or 3) show it to be removed from site.
