03/19/2025 | Historic | REQUIRES RESUBMIT | The property addressed as 320 E Speedway is located within the boundaries of the West University Historic Preservation Overlay Zone (HPZ). Your project must comply with the provision established in UDC § 5.8, which includes the review by historic preservation staff, the West University Historic Zone Adivosry Board (WUHZAB), and the Tucson Pima-County Historical Commission's Plans Review Subcommittee (PRS). Installing a fence is considered a Minor HPZ review, which means that, instead of going to the full WUHZAB and PRS for review, an on-site or zoom review is coordinated by staff where a member of WUHZAB and a member of PRS will meet with you to discuss your proposal. These are the next steps needed to move your project forward: 1. Please submit a Design Package via TDC Online as a sub record of Activity # TC-RES-0125-00158. The Design Package must contain the applicable information specified in the Special District Application Instructions , together with a brief project narrative specifying the scope of the project and the electronic sample of materials and design of existing fence and gate within the neighborhood. Also, please note WUHZAB will be reviewing your project for compliance with the West University Historic Preservation Zone Design Guidelines, currently under review for proposed modifications. Please make sure the Design Package is a single PDF file, compressed. Please submit it under the Historic sub-record. The distance of the near side from a local rd. to an arterial rd. is 340ft. and the length of the Stem side is 20ft. When drawn & connected the sight visibility triangle is formed. (2nd Review) TRANSMITTAL DATE: March 20, 2025 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. This comment was not addressed. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.) 1.At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron. Provide an elevation of the fence and clearly demonstrate that the area above 6’-0” in height, as measured to design grade of the lower of the two grades on each side of that property line. Perimeter walls are measured from the base of the wall that faces an adjacent property, UDC Article 6.4.4.B.1. Clearly demonstrate that the area above 6’-0” in height meets the 75% unobstructed requirement. COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8). 1.
