A detached secondary dwelling is a permitted use in this zone. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments. 01. COMMENT: The area labeled as “Alley No Name” does not appear to be public right-of-way. It has a tax code that is assigned to the State of Arizona. Remove label. 02. COMMENT: It appears access off of Parcel ID #117022640. Please provide recorded easement information documenting any formal vehicular access to the north side of the property. 03. COMMENT: Dimension the driveway north of the carport and include that calculation in the vehicular use area and total lot coverage. 04. COMMENT: It appears the structure you are proposing to demolish may be over 50 years old. Architectural documentation is required prior to demolishing. Any structure over 50-years old needs to be reviewed prior to demolition. Reach out to Michael.Taku@tucsonaz.gov for further direction. 05. COMMENT: As shown on the project description, actual setbacks do not meet the minimum requirements. Per UDC TABLE 6.3-2.A, the minimum requirements are 6’ or 2/3 the height. Based on a proposed western wall height of 21’-6”, a 14’-4” setback would be required. The proposed setback from the western property line is 9’-7”. Based on a proposed northern wall height of 21’-6”, a 14’-4” setback would be required. The proposed setback from the northern property line is 0’0”. Based on a proposed eastern wall height of 21’-6”, a 14’-4” setback would be required. The proposed setback from the eastern property line is 6”. As this property is located within an HPZ, historic review will be required. Reduced setbacks may be granted through this process.
