This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. STRUCTURAL PLANS: 1. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. | 02/07/2025 | Site Zoning | REQUIRES RESUBMIT | CDRC Transmittal FROM: Krista Hansen PDSD Zoning Review Section PROJECT: TC-RES-0125-00147 Carport Addition (1st Review) 2512 S Bonanza Ave. TRANSMITTAL DATE: 02/07/2025 DUE DATE: 02/10/2025 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. 01. COMMENT: Based on paving plan records, (COT I-72-09, sheet 14) the property lines and setbacks are drawn incorrectly on the site plan. Your property line is 11 feet from the face of the curb on the pavement side. It appears that the north side of the carport is in the right-of-way and will need to be removed or modified to be fully on private property. If the structure is modified, a reduced setback could be approved through a successful Development Design Option (DDO) application. However, the site plan needs to be corrected so zoning can verify the extent of the setback reduction. Additional comments will be provided at the next submittal. 02. COMMENT: Add dimensions (including height) and setback distances for the existing storage shed in the southwest corner of the property. 03. COMMENT: Draw, label, and dimension the centerline of street to the property line. 04. COMMENT: Draw and label the posts and the overhang on the site plan.
