This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Provide a clear and concise construction plan set. Review the Porch Sample plans. Indicate the location of the electrical panel and service line, R106.1.1. Show the utility lines requiring relocation. An overhead service conductor above the porch roof requires an 8’ clearance, E3604.2.1. SECTIONS - DETAILS: 1 Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post, R403.1. 2 Show a complete cross-section detail with fasteners at the existing roof rafters in addition to fascia end-grain nailing, R507.4.1 & R802. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Comment: Provide a residential plot plan that meets the requirements and is designed to include the information as noted on the sample plot plan. As noted in the sample plot plan, include the parcel legal description (PASTIME ESTATES LOT 53), Lot coverage calculations, the elevation height of the proposed porch addition, the zoning detail (parcel zoning (R-2) and adjacent zoning). 3. Comment: Draw, label, and dimension all structures on the site plan. Recent aerial views depict a second shed structure on the parcel along the east property line. If this second structure is no longer on the site, then indicate on the site plan that it has been removed. 4. Comment: Draw, label, and dimension the centerline of Smoot Dr (25’) to the property line. Draw, label, and dimension the rear alley (16’) 5. Comment: Include an elevation sheet. On the elevation sheet, draw, label, and dimension the front and side height of the proposed porch addition. The height is measured from design grade (where the ground/dirt meets the post) to the top of the wall (post). 6. Comment: The property dimensions are not correct. Per Recorded Subdivision Plat Map for Book 13, Page 85, the north and south property line dimensions are 68.20’. (https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=13085 ) 7. Comment: After a review of aerial views (https://maps2.tucsonaz.gov/Html5Viewer/?viewer=maptucson#) of the property, sometime after 2019 it appears that two shed storage structures appear on the property without any zoning compliance/building permits. Searching city records through PRO (https://pro.tucsonaz.gov/address_search/) found no permit history for these two detached structures along the east and south property lines. Either provide completed permit and inspection documentation, apply for and complete permit review and inspections for the structures or remove the two detached shed storage structures. Draw, label, and dimension the setbacks from each property line to both detached shed structures on the site plan. Indicate each detached shed structures square footage and height. Clarify, are there utilities in these structures. The minimum setbacks in the R-2 Zone adjacent to a residential zone is 6’ or 2/3 (Height of the wall) whichever is greater. For example, 2/3 (Height of the wall) for a 12’ tall wall will require a minimum 8’ setback. Additional comments pertaining to these two structures, their setbacks, and height may be forthcoming based on the information provided in the next submittal. 8. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
