A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Either submit an application for either a Design Development Option if the project encroaches more than 1’ into the 10’ required side street setback, OR Submit an application for a Board of Adjustment variance if the structure lies within 1’ or less into the required 10’ side street setback a Board of Adjustment variance. Recent Aerial Pictometry demonstrates that the proposed attached as-built addition lies within 1’ of the west side lot line. The site plan does not show a dimension from the west side of the structure to the west side of the lot. Per Unified Development Code (UDC) 6.4.5.C.1.b., the required west side setback is 10’. To submit an application for a Board of Adjustment Variance requesting a variance from the required 10’ side setback please visit www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 and select the Board of Adjustment Variance application tab. Do not resubmit for this building permit TC-RES-0125-00067 until either a DDO or the Variance has been approved. 2. Once a decision has been approved by either the Board of Adjustment or the Design Development Option process (see Comment 1, above), please submit the following: a. Letter of Approval b. Revised site plan showing the following corrections: i. Add the structure to the total lot area block as it is used for vehicles. ii. Construction plans iii. All utility lines iv. Measurements from the structure to the west property line v. Building Elevations with measurements from the north, south and east viewpoints. vi. A response letter explaining how all staff comments have been addressed. 3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
