(1st Review) TRANSMITTAL DATE: February 16, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. Based on aerial photos there is a structure along the south side of the existing building that is not shown on this plan. If this structure has been removed state so if not show it on the plan. 2. The lot coverage does not appear to be correct and does not include the access to the three (3) parking spaces provided in the rear yard. Per UDC Article 6.4.3.B.3.b Vehicular use areas , measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included. 3. Clearly demonstrate how the dust control measurements are met for the vehicle access and parking in the rear yard, UDC Article 4.9.7.B.7 A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel.
