A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. A separate permit is required for a wall on a separate parcel. 2. Provide a residential plot plan that includes everything on this template: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 3. Per UDC Section 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal structure and the front street lot line. A detached accessory structure appears in the front yard in 2018. Provide permit documentation or include this structure within this application. A Board of Adjustment Variance is required if this structure is to remain detached in the front yard. Contact Mark.Castro@tucsonaz.gov if you have any questions about the variance process. 4. Per UDC Section 6.6.2.I, the maximum height of a wall or fence shall be 6 feet. A Design Development Option (DDO) is required to exceed the 6’ height limitation, unless at least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron.
