All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

STRUCTURAL PLANS:

1. Clarify Demo Note #6 sheet I3, R301.1. Show if a support column or beam is load bearing and provide proposed repairs and alterations with 2018 IRC compliance or include a registered structural engineer design.

SECTIONS - DETAILS:

1. Clarify detail #2 sheet I5 with legible notes identifying existing and proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1.
2. The attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwelling units.
3. Show an individual accessible water supply shut off and water heater for the proposed dwelling building, P2903.9.1.

MECHANICAL PLANS:

1. Show heating/cooling unit capacity for the proposed room, R303.9.

ELECTRICAL PLANS:

1. Show a wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
2. Provide notation for interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. The property dimensions provided on the site plan are not correct. Review the Rolling Hills No 3 final plat, found at: https://gis.pima.gov/maps/subdiv/select.cfm?bkpg=17001&seqnum=, and provide correct property dimensions.

2. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’.

3. The lot coverage calculation does not appear to be correct. You list the total lot coverage as 8,177 SF and the lot area of 9,090 SF which would make the lot coverage 90% but you only list the existing dwelling as 2,107 SF and garage / carport to be 420 SF for a total of 2,627 SF or a lot coverage of 27.8%. Clarify if the 420 SF includes the vehicle use area, driveway or not. Also, you list the lot size under the parcel number as 8,177, clarify what lot size is correct.

4. Provide the zoning of the parcel and all adjacent parcels.

5. The north arrow provided for the site plan is not correct.
