All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

1. Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations.
2. The proposed Sleeping Quarters is sited within the 3’ fire separation distance from a property lines. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property lines.

PLANS:

1. Show one-hour fire-resistive framed construction in compliance with IBC Table 721.1(2). Remove the window opening from the one-hour rated Sleeping Quarters wall.
2. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line.
3. Provide a complete roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3.

SECTIONS - DETAILS:

1. Remove the Carport (sheet A2) from the plan set or show the Carport on the site plan, R106.1.
2. Show anchor bolts with ½” x 10” size at detail #5/S1, R403.1.6.
3. Clarify the placement of ceiling/roof insulation, R806. An unvented roof assembly with insulation at the roof requires air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-38 insulation requirement, R806.5.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwellings.
3. Show an individual accessible water supply shut off and water heater for the proposed dwelling building, P2903.9.1.

MECHANICAL PLANS:

1. Show heating/cooling facilities in all habitable rooms, R303.9.
2. Update the whole-house mechanical ventilation description, R303.4; N1103.6 & M1505.4. Show the ZB80 exhaust fan with an appropriate flow rate setting on the plans. A one-bedroom dwelling space less than 1500 SF requires a 30 CFM continuous setting. Identify the continuous rated fan device or fresh air system.

ELECTRICAL PLANS:

1. Provide a Riser Diagram showing a sub panel and feeder size for proposed Sleeping Quarters, NEC 225.30, E3403, Table E3704.2(1).
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls (within 6’ of any wall location) and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.
4. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.
5. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
6. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height less than 9’-0” the required perimeter yard setback from the “LIVING SPACE ADDITION 455 S.F.” to the east property line is 6’-0”, proposed setback is 4’-2”.

2. Based on a wall height less than 9’-0” the required perimeter yard setback from the “LIVING SPACE BEDROOM & BATH STORAGE ROOM, 360 S.F.” to the east property line is 6’-0”, proposed setback is 2’-5”.

3. Based on a wall height less than 9’-0” the required perimeter yard setback from the “LIVING SPACE BEDROOM & BATH STORAGE ROOM, 360 S.F.” to the south property line is 6’-0”, proposed setback is 1’-7”.

4. As wall heights were not provided for the “EXISTING ACCESSORY STRUCTURE 55 S.F.” the required perimeter yard setbacks cannot be determined. But if the wall height is less than 9’-0” the required perimeter yard setback to the east property line is 6’-0”, proposed is 0’-10”. At a minimum a neighbors setback waive is required, (UDC Article 6.6.2.D). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
