PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with submitting the updated construction plan set.

The construction plan set should show all proposed additions, repairs and alterations to the building and parcel.

Separate the submitted files with construction plans and support documents in different files. Place page numbers on each sheet of the construction plan set.

SITE PLAN:

Provide a site plan showing dimensions and utilities of the altered dwelling, R106.1.1. Show the location of all utility lines requiring alterations.

FLOOR PLAN:

Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window openings in the proposed space. An altered bedroom requires code compliance for egress, R310.

SECTIONS - DETAILS:

1. Clarify if ceiling/roof insulation is existing or proposed as the installation requirement has changed, R806. Currently an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-30 insulation requirement, R806.5. A single layer of batt insulation does not provide the required condensation control.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate (1”) yard pipe for supporting the dwelling demand.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1.

ELECTRICAL PLANS:

1. Refer to Table E3705.5.3 for sizing 15-, 20- & 30-AMP branch circuit conductors and protection ratings.
2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
3. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
4. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
5. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.
